Sunderban began in 1996, when Amba Ghat was a quiet stop on the Kolhapur–Ratnagiri road. We did not build a resort. We surveyed the land, laid roads, brought in water and three-phase power, and converted the plots to Non-Agricultural status — then sold them one clear title at a time.
Thirty years later, the highway is four lanes, premium leisure resorts have opened across the valley, and a 3.5-kilometre tunnel is being engineered through the ghat. The colony itself is unchanged: two preserved open spaces, internal blacktop roads, and a working canteen.
What remains is a final release of plots — each with its own separate 7/12 extract, registered directly in the buyer's name at the Taluka office. Not a membership. Not a share. Land.

In 2026, the Amba Ghat stretch of NH-166 is no longer a winding two-lane. It is a four-lane national highway, with a 3.5-kilometre bypass tunnel approved by the NHAI and now under survey by a Navi Mumbai consultancy. The old S-shaped hairpins are being engineered out.
